  • No written contract or a vague, non-specific contract without line-item breakdowns
  • Reluctance to provide regular photo and video progress updates
  • Cannot provide PRC license numbers for the engineers and the architect on the team
  • No receipts or formal acknowledgment for payments made
  • Pressure to skip permits "to save time and money."
Always release payments in tranches tied to specific construction milestones — usually on a monthly schedule. A professional contractor will provide a program of work and a payment scheme based on the achievements. If a contractor insists on a different arrangement, consider it a warning sign.

Set a clear total budget before any work begins, and add a 15% contingency buffer on top of your expected construction cost. Factor in not just the construction contract but also the land development (fencing, gate, driveway), plan and permit fees, furniture and appliances, and landscaping.
