1. Do you provide complete blueprints for building permits?
​Yes. All our house models come with a complete set of architectural and engineering plans. These include structural, electrical, plumbing, and mechanical layouts signed and sealed by licensed Filipino professionals, making them ready for building permit applications in your local OBO (Office of the Building Official).
2. Can I request a modification to an existing house model?
Absolutely! We understand that every family has unique needs. Whether you want to add a bedroom, expand the kitchen, or adjust the layout to fit a specific lot shape, our team can customize any of our 3D models to suit your requirements.
3. Are your designs eligible for Pag-IBIG or Bank Financing?
Yes. We design our plans to meet the technical standards required by the Pag-IBIG Fund and major Philippine banks (like BDO, BPI, and Metrobank). We also provide the necessary Bill of Materials (BOM) and specifications needed for your loan appraisal.
4. I am an OFW. How can I start the process while I am abroad?
​Most of our clients are OFWs! We can handle the entire design process digitally via email, Zoom, or WhatsApp. We provide high-definition 3D walkthroughs so you can "tour" your home virtually before approving the final blueprints. For construction, you can appoint a representative in the Philippines via a Special Power of Attorney (SPA).
5. How much does a typical house construction cost in 2026?
While prices vary depending on finishes, a "Standard Finish" in the Philippines currently ranges from ₱25,000 to ₱32,000 per square meter. We provide a detailed cost estimate with our plans to help you stay within your budget.
6. Do you offer "Design-Only" services or "Design and Build"?
We offer both! You can purchase our high-quality architectural plans if you already have a local contractor, or you can talk to us about our full "Design and Build" packages if your lot is within our primary service areas (Metro Manila, Cavite, and surrounding provinces).


Q:    How can we be so sure of the Designs?

A:   We offer a GOOD PLANNING DESIGN adhering to the principles of “FORM FOLLOWS FUNCTION" with clear and good coordination and orientation of all its functions. Everything is in accordance with the National Building Code of the Philippines, and designs are reliable and trusted by builders.

Q:    How to determine GOOD from BAD DESIGN?

A:      Design with unnecessary space with no intended function is a waste of space and uneconomical.

·         Distribution, location, placement, and arrangement of each room unit must be in relation to each other as to functions and coordination for easy access.

·         Poor planning without considering the minimum standard passage clearance to high or low objects and walls can hamper the circulation and movement of the occupants. Head clearance must be observed within the standard height.

·         Light and Ventilation must be appropriate, as there is no substitute for good daylight and fresh natural air entering and circulating inside the room, and artificial lighting and ventilation are very costly.

·         Size and ample area to accommodate furniture, appliances, and other facilities, including the most important pathways for routine movements inside the house. 

·         To create a calm and inviting atmosphere, SHAPES should be strictly functional, not excessive, nor fancy in character.

·         Stairs are a very common mistake made by inexperienced builders, with often uneven rise of steps, not enough head clearance, uncomfortable to climb, and dangerous to descend. A good stair design is not space-consuming but a space saver installed in a good location with no obstruction to circulation and traffic.  It must have an even rise and tread dimension, be safe and comfortable to climb and descend.


·         Electrical switches must be in the right location for easy access, lights must be sufficient not excessive for economical purposes and Electric outlets must not more than a meter away from the appliance it will serve to avoid using extension cords.

·         Over decorated and excessive design is unnecessary. The most important part to consider in terms of the house aesthetic features are:

1.  Symmetry and Proportion of the design make it pleasing to the eye.

2.  Arches and Curves can be added to the design only in a specific area where it perfectly fits, not overdoing it, as it would look like a church.

3.  Stone Claddings and Pre-cast moldings can be installed to add aesthetic value.

4. Roof Design, Pitch, slope, and Roofing materials used can complement the whole outlook of the house.

5   Color Coordination that matches perfectly is important.

6.  Modern Minimalist Designs are now IN but Classic Contemporary Designs are still the choice of many.


Q.  Can we request for some changes in the Pre-Designed Plan to met our personal design preference?

A.   Yes, all the Pre-Designed Plans can be adjusted, re-sized  or altered  depending on your preference but it  will be subjected to additional charges depending on the extent of the alteration.

          This type of purchase is ideal for those who wish to have a large and clear picture of the House Plan Designs of their choice for reference or review, and also for those who would like to adopt our House Plan Designs but have their own Draftsman, Architect, or Engineer who will draw the technical details of the Plans for them based on our designs.  

With this type of purchase, you will receive a Large and 
clear JPEG file of the following:

This is basically P20,000.00 cheaper than the “Signed and Sealed” Plans because it is NOT SIGNED and SEALED and only 6 – 10 Sheet. As we charge freight Door-to-Door cost outside Metro Manila, this is a better choice as this is lighter in term of weight and ideal for those in a far province or abroad where freight Door-to-Door cost is expensive.           Price would vary depending on the type of house plan design you choose.  This type of purchase is the same as the second one but consists of Seven (7) Sets of blueprint copies, signed and READY TO USE (a total of about 49 Sheets) as follows:

For Orders outside Metro Manila  -  50% Deposit is required and Balance is upon your receipt of the Freight invoice we will send you by e-mail. (Note: Freight Door to Door Charge will be added. Freight cost would depend on your location)

For Orders within Metro Manila  -  50% Deposit and the balance is Cash on Delivery (COD). NO ADDITIONAL DELIVERY CHARGE.

                On House Construction  -  Contract Price Package starts at Twenty Thousand (P25,000.00) Pesos Only per SQUARE METER of the FLOOR AREA  on a Bungalow Units and starts at P35,000.00 on a 2-Storey Units (LOWEST PRICE IN THE MARKET TODAY)  and would increase depending on the finishes and materials to be used.  The three (3) categories of Finishes are Low-End/Budget, Mid-End/Standard and High End/Custom

               If you choose to have the pre-design plan, it is much better, so we can commence immediately with the blueprinting, signing and sealing of the documents for the Building Permits application.  A Minimum engagement fee of P100,000.00 will be required, deductible to the Contract Price.  A minimum 30% Downpayment based on the Contract Price will be required upon signing of Contract/Agreement less the P100,000.00 engagement fee.  Again, the Lowest Downpayment  in the Market Today. The succeeding payment will be on a progressive billing upon every 25% accomplishment.
